The Three Pillars of My Daily Routine
My daily life is segmented into three key areas, with the first being the management of customer orders. This is where my primary focus lies.
"One of my core responsibilities is to list properties on the Multiple Listing Service (MLS) for clients choosing the For-Sale-By-Owner route. This platform provides them with enhanced visibility without the need to pay traditional agent commissions. It's akin to them constructing their own deck while I merely supply the tools."
While I have automated portions of this information-gathering process through my website, I still find myself manually completing much of it, which can be quite labor-intensive. This isn't a task one can easily dip in and out of.
Communication Dynamics
The second major aspect of my time is dedicated to communication.
"I strive to offer the most comprehensive and accurate guidance possible. After nearly four decades in this field, I understand the importance of providing written, video, and Q&A resources prominently on my website."
However, it seems that many people now prefer to reach out directly rather than consult these instructions. As a result, I receive hundreds of emails across various platforms each week, alongside numerous phone calls. Although my voicemail requests no messages, many callers ignore this.
This brings us to texting, a modern alternative to email that conveys a sense of urgency. When I’m unavailable by phone, individuals often feel that a text will expedite our communication. This method can indeed bridge the gap when I can't answer calls.
Balancing Personal and Professional Life
The third aspect of my life is personal and family commitments, which are self-explanatory.
"Even those of us running businesses have families or chores that demand our attention. The immediacy of text messaging often takes precedence over other tasks."
This urgency is particularly beneficial for professionals in emergency services, but less so for someone managing a store or website.
Reflecting on my early days as a flat-fee MLS entry-only broker, education was a substantial part of my role. Back then, many clients were unsure of the legality of my services, which required me to provide substantial guidance.
Adapting to Text Communication
Today, I must educate my clients once more on how to effectively communicate via text.
"I cannot simultaneously manage my clients' listings and engage in conversation. Instead, I check my texts a few times daily and respond as necessary, much like I do with emails."
Many smartphones offer quick-reply options. I suggest crafting a polite auto-response that indicates when I will reply to their message. Alternatively, I wait until my designated response times to engage with them.
It's essential to remind customers that they hired me to list their property, and that task takes precedence. Initially, some clients may feel they are my sole priority, but this method helps them adjust their expectations without causing frustration.
As I respond at set times—be it noon, three, five, or even eight on a Monday—many clients often find answers to their questions by revisiting the instructions I’ve provided.
The Bottom Line
Texting technology is still relatively new, leading to mixed feelings from both sides. Some appreciate the ability to gain immediate attention, while others hesitate to act.
